Pool and Spa Temp

After receiving complaints about the pool and spa temperatures following changes that were made last month, the Board decided to set the pool temperature at 88F and the spa temperature at 103F effective Mar 1, 2021.

Keep in mind that when temperatures drop at night, it can take a good part of the day before the pool and spa return to their normal set temperatures.

Also note that the heater controls are locked so that users cannot change the settings. Pool heater is normally turned off at the end of May.

Outlet Covers

Over the last couple weeks broken outdoor outlet covers have been replaced or alternatively painted (in order to keep costs low).

The pool equipment outside of the pool area was painted this week.

Building Lights

More than a dozen burnt outdoor light bulbs have been replaced. Some outdoor lights are on a switch making it impossible for maintenance to know if those bulbs are non functional. If you have an outdoor light that requires a new bulb, contact the property manager.

Pool Lighting Study

The pool is open from dawn to dusk. Keeping it open later requires a “night swimming” permit which Magdalena Gardens does not currently possess.

On Aug 13 2020 the Board had a lighting study completed on the pool deck to determine if the pool hours could be extended. We failed the test despite the fact that cabana lighting was temporarily upgraded from 60 watt equivalent LEDs to 300 watt equivalent LEDs.

The following report is provided for those who are interested. The Board has not yet decided upon next steps.

Signs

Both Magdalena Gardens signs were given a fresh coat of paint.

Pillar Plants

New plants have been added to help protect the inside surfaces of the columns from being damaged when landscaping service are performed. The new column bases are much more resilient, but we hope this additional measure will decrease the frequency in which repairs are required.

Eave Drain Pipe Update

Underground drain pipes move rain water from the eaves of buildings 7 through 15 into the retention pond area. Over time many of these underground pipes ended up being buried so that they no longer functioned as designed. When properly functioning, these drain pipes help stop the eaves from overflowing and in turn ensure the roofs do not get wet helping extend their useful lives.

This project was completed over time by maintenance, and is now complete.
