Q:  Who maintains the interior of the garage?
A:  Walls, ceiling, and floor are the unit owner’s responsibility.  When altering the floor, owners must ensure the alteration (tile or paint) is not visible from outside of the unit when the garage door is down.

Q:  Who maintains the lanai?
A:  Walls, ceiling, tile, the outlet and the original light fixture inside the lanai are Association responsibility.  Owners are responsible to pay for damage they cause (for example drop an item and chip the tile floor).  Walls and ceilings in the lanais are painted by the Association when the building is painted. Owners may paint wall surfaces between cycles if permission is requested and granted (Association will supply paint).

A: Owners are responsible unless an association contractor damages them. Board approval is required before any changes are made.

A: Owners are responsible unless an association contractor damages them. Board approval is required before any changes are made.

Q: Who is responsible for exterior entry doors.
A:  Owners are responsible for the frames/casings and the glass.  The association is responsible for the door panel unless damage is caused by an owner, an occupant, or their guest in which case the cost to repair is charged back to the responsible owner. Door sweeps (shoes) are a regular maintenance item which falls to the owner.

Owners may paint exterior surfaces between cycles if permission is requested and granted (Association will supply paint). Owners are responsible for painting the inside surface of exterior entry doors.
