New Columns

Columns are being removed a few at a time, repaired, painted and placed back on the property. Below you will find a couple before and after photos. The top cap shown was beyond repair, so the contractor built a new one (no additional cost).

Fire Marshal

A 2nd inspection was completed today. The following report was provided indicating we are no longer in violation.

She wrote “I did complete a site inspection of Magdalena Gardens property at 240 West End Dr. this morning and all the issues noted from the previous letter I sent on June 2, 2020 have been corrected, everything looks good. I have attached the passed 2020 fire safety inspection report for your records. Thank you for your continued efforts to maintain the safety of all residents on the property. Please feel free to contact me with any additional questions.”

Fence Paint & Columns

We have hired contractors to repaint the fence and fence gates. The contractor has also painted the light posts and the security camera posts near the gates.

We are also repairing and painting the fence columns. The columns are being removed a few at a time, reinforced, repaired and repainted.

Fire Extinguishers

On Jun 2, 2020 the Fire Marshall requested that changes be made to the fire extinguisher cabinet signs so that the words “Fire Extinguisher” would be visible from both sides of the signs and so that they were no longer covered by the eavestrough downspouts.

Fire Marshal

The Fire Marshal did an inspection of the property on Jun 2, 2020 and provided the condominium Board with a report. In this report, she required that, in between the buildings, shrubs be kept 3 feet away from the walls and that they cannot be more than 4 feet tall (with a couple noted exceptions). She also asked that all potted plants be removed. The Board had the landscaper to do a special trimming on Jun 12, 2020 to ensure all shrubs on the property were in compliance.

The report also required that the fire hydrant be painted red, tested and tagged as having been inspected (which must be done annually).

No fines were levied although a re-inspection to confirm compliance is required in the near future.

City Water

On July 24, the city of Punta Gorda reported that the reverse osmosis water plant is now online and sending blended water to our homes.

The Board expects total dissolved solids will be dramatically lowered and that it will be the end of hard water in our community 🙂

Culverts

Early in the year, children were seen inside the culverts retrieving lost items. The Board had “gates” as shown in the photo below installed to ensure people would no longer be capable of entering these openings.

Rain Sensor

There is a rain sensor behind the pool cabana which had been non operational for quite sometime. It was replaced by the Board in April.

This sensor stops the irrigation system from operating when there is an adequate amount of rain fall on any given day. Please keep this in mind as it might mislead an occupant to think the irrigation system is non-functional.

This sensor saves irrigation water which is a substantial expense. We have spent $10,489.85 in the last 6 months watering the landscaping and keeping the pool/spa full.

Walkways

Power washing of the walkways has begun. This cleaning will remove mold and refresh the sidewalks clean look. The following before and after photo highlights the difference a cleaning can make.
