Q:  What is a fining committee?
A:  Fining committee members lead violation hearings.  These hearings take place when the Board wishes to impose a fine or suspend use.  The committee hears the alleged violator’s side of the story, weighs the equities of the situation, and then votes on whether to confirm or reject a fine or a suspension.  If the committee, by majority vote, does not approve the proposed fine or suspension, it cannot be imposed by the Board.  

Q:  Who is permitted to be a member of the fining committee?

A:  The Board seeks volunteer owners who are willing to serve.  Board members or individuals who live with Board members cannot sit on this committee.

Q: Who should report violations?
A: ALL Residents and Owners share in this responsibility.

Q: How does someone report a violation?
A: Contact our manager, Sherry Danko at s.danko@starhospitalitymanagement.com or (941) 575-6764. Only our
manager will know who reported the violation. You will not be identified.

Q: What are the consequences for a violation?
A: Violation letter(s) and fines are possible for all violations. Individual rule violations may have additional consequences as noted below.

Q: What can happen if tenants have too many violations?
A: If tenants have a violation they get a letter AND the owner also gets one. It is the responsibility of the owner to ensure that their tenants know the rules and follow them. Failure to do so may result in fines and the tenant’s lease being terminated or the renewal being denied, especially if the same rules are being violated multiple times or if there are multiple violations.
