About the Condo

Magdalena Gardens condominium property is located in Southwest Florida in the lovely town of Punta Gorda where the Peace River meets Charlotte Harbor (click to view on google maps).

The condominium was built in 2006 and is conveniently located within walking distance of shops, restaurants, grocery and pharmacy. Residents are able to join the Punta Gorda Isles Civic Assocation next door. The condominium is located 2.5 miles from the local hospital and 3.5 miles from the Punta Gorda Airport (PGD) with low cost flights offered by Allegiant Air to many US cities. Those who enjoy walking or a short bike ride will find Fisherman’s Village, Harborwalk, and historic downtown Punta Gorda all within range. Take a short drive to Gulf Coast beaches.

All units are independently owned therefore buyers or renters should obtain services from a local real estate agent or look to real estate websites like Zillow.

  • It is not an age restricted community.
  • Leases of less than 3 months are not permitted.
  • Pets are restricted to dogs, cats, fish and birds.
  • Limit 2 dogs, 2 cats or one dog and one cat. No pets over 25lbs.
  • Tenants must have a background, credit, eviction & income check completed prior to occupancy.
  • Buyers must obtain a certificate of approval prior to closing.

Pay special attention to Rules and Regulations and the Governing Documents to ensure a proper fit.

As of Jan 1, 2024, condominium maintenance fees increase from $500 to $555 per month for both two and three bedroom units and includes building maintenance, trash, water, pest control, and Comcast “Digital Starter” cable TV.

The gated community is comprised of 90 individually owned residences, consisting of 15 two-story buildings with six units in each building. All of the units have high ceilings, attached garages with interior access, concrete walls, hurricane windows and doors. There is an additional parking space in front of the garage of each unit.

The first story units have two bedrooms and come with two different floor plans. The second story units are three bedroom units and also have two different floor plans.
